Why You Should Use Me to Sell Your Home

When selling a client's house, a real estate agent's services typically include market analysis, marketing and advertising, preparing the home for sale, negotiating with buyers, and guiding the seller through the closing process. A more thorough discussion of those services follows. However, let me tell you what I do that virtually no other real estate agent in Texas does.

In the past few years, literally hundreds of thousands of people moved to Texas from California. This is a trend that does not appear ready to change for the next few years. Many Californians have sufficient equity in their homes that, when they sell them, they can buy your nicer/bigger/newer one outright, in cash. The two main benefits to you, the seller, are, 1) interest rates are a non-issue, and; 2) cash transactions tend to be a lot smoother than financed transactions.

There are about 15,000 licensed real estate agents in the San Antonio metropolitan area. However, of all of those agents, I am the only one providing this very unique service: I am personally connected to over 750 California real estate agents in almost 150 California cities. Clients that list their homes with me, in addition to the services listed below, will have their homes presented directly to these 750+ California real estate agents.

These real estate agents are the ones that know who are selling their homes and moving to Texas. These real estate agents are the ones who know the people that are priced out of the California market and are looking to move here. [The median home price in California as of early 2024 is approximately $758,360​​ and for the San Antonio, Texas metropolitan area, the median home price in January 2024 was $285,400​.] There is no other Realtor than can genuinely provide this unique service.

Market Analysis:  A comparative market analysis (CMA) helps determine the property's market value. This involves analyzing similar homes that have recently sold in the area, considering factors such as location, size, features, and condition. The CMA helps in setting a competitive listing price that attracts buyers while ensuring the seller gets a fair market price.

Marketing and Advertising: Real estate agents typically  list the property on a Multiple Listing Service (MLS,) use social media platforms, create professional photographs and virtual tours, and sometimes host open houses. Note, however, that open houses rarely result in home purchases; they are lead generation tools for real estate agents.

Preparing the Home for Sale: Agents advise sellers on how to prepare their homes for sale to make them more appealing to potential buyers. This can include decluttering, making minor repairs, staging the home to highlight its best features, and suggesting improvements that could increase the property's value.

Negotiating with Buyers: Once offers are received, the real estate agent acts as a mediator between the seller and potential buyers. They use their negotiation skills to ensure the seller gets the best possible terms and price. This includes evaluating offers, managing counteroffers, and navigating through contingencies that may be part of the sale agreement.

Guiding Through the Closing Process: The closing process can be complex, involving legal documentation, inspections, appraisals, and finalizing financial arrangements. Real estate agents guide sellers through this process, ensuring all necessary steps are completed, deadlines are met, and legal requirements are satisfied. They work closely with attorneys, mortgage brokers, and title companies to ensure a smooth transition to the new owners.
